Feel free to accompany me as I conduct the visual inspection of your new home. Come with a list of questions if you have specific concerns prior to the inspection. My inspection findings are presented to you in a clear, computer generated, narrative style report available via email.
My Whole House Inspection exceeds all state and industry standards and includes a thorough visual evaluation of the following items and more:
- Exterior: Siding and trim materials, fireplace masonry, windows, doors, vents, entryways, accessible crawl areas, steps, porches, decks, walkways, driveways, shrubs and trees as they affect the structure, grading (suitable pitch for shedding rainwater).
- Roof: Shingles or other roof covering, flashings, drip edge, vent stacks, chimneys, vents, gutters & downspouts, skylights and other visible roof related items.
- Attics: Insulation, ventilation, roof framing materials (rafters, trusses, sheathing), evidence of past or current roof leakage, and other visible related items
- Plumbing and Fixtures: Water pressure, water distribution system, hose bibs, sinks, faucets, bath/showers and toilets, visible waste delivery piping, water heater, and other plumbing system components.
- Interior: Floors and ceilings, doors, walls, fireplaces, stairs, railings and banisters, cabinets, shelving, built-in appliances (functionally tested) and other visible interior-related components.
- Heating and Cooling Systems: Furnace, boiler or other, air cleaning parts, ductwork, air conditioner and lines, and other visible related HVAC components. Functional test of heating and air conditioner (temperature permitting).
- Electrical Systems: Service entry and clearances, service panel, switches and outlets, visible wiring, grounding system, electrical safety components presence and function, and other related electrical components.
- Basements, Crawl Spaces, and Foundation: Floor structure components, joists, beams, support posts, insulation, ventilation, vapor barriers, basement floor, foundation.
